Preparation of Legal Descriptions and Exhibit Maps
At Michael Dequine and Associates, Inc. we prepare numerous legal descriptions for a variety of reasons. A good legal description is one that either identifies the location of the land on the ground to the exclusion of all other land, or furnishes some means by which the location can be obtained from other sources. We prepare legal descriptions for new easements, abandonment of exiting easements or portions of them, areas of land to be transferred during lot line adjustments, dedication of new roads, and, among many other things, to describe various other areas for specific purposes such as land planning.
Exhibit Maps that accompany legal descriptions are made for the purpose of graphically depicting on a map the area described in the legal description. Legal descriptions and exhibit maps also include closure calculations where we prove mathematically that the bearings and distances indicated in the legal description and on the exhibit map form a closed figure. After review and acceptance by our client and/or the local agency reviewing our Legal Description and Exhibit Map, the Legal Descriptions and Exhibit Maps are stamped and signed by a California Licensed Land Surveyor.
